For The Mistal and The Byre, Mill Farm Bungalow, Blackbrook, Belper, Derbyshire DE56 2DB. By making a booking, either in writing, or by e-mail you are confirming that you have read and understood these Terms and Conditions of Hire, and that you have entered into a legal contract with the Owners of The Mistal or The Byre

1. Hire Period. The normal booking period is weekly. Short breaks, or different hire periods may be available on request. The accommodation is available from 3pm on the day of your arrival, and must be vacated by 10am on the day of your departure unless otherwise agreed with the owner.

2. Holiday Dates. The holiday dates will be those stated in your confirmation of your booking, which we will send to you by post, or e-mail.

3. Occupancy. The contract allows you to occupy the accommodation for a holiday only for the dates stated in the confirmation. Occupancy by anyone other than a maximum of two persons in The Mistal, and a maximum of four persons in The Byre, is only permitted with prior written consent. The owners have the right to enter the holiday accommodation during your stay in an emergency or if it is deemed necessary.

4. Bookings. For Advance Booking (more than 6 weeks before the holiday) initial deposit of 50% of the holiday is required to secure the booking. The remaining balance of the rental is due six weeks before the start of your holiday. For Late Bookings (less than 6 weeks before the holiday) the full rental will be due and payable at the time of booking.

5. Cancellations. Please note that Holiday Cancellation Insurance is not included in the rental and we strongly advise you to take out your own Holiday Cancellation Insurance. If you have to cancel your holiday, for any reason whatsoever, you must notify us by telephone, in the first instance, followed up by confirmation, in writing, as soon as possible prior to the commencement date of the holiday. We will make every effort to rearrange the dates or to re-let the accommodation for the period cancelled. If we are unable to re-let the accommodation for the period cancelled, we will retain a percentage of the initial deposit. If in the unlikely event, that the owners have to cancel your booking due to circumstances beyond their control, you will be notified immediately, and a full refund will be given of all monies paid. No further liability against the owners will be considered.

6. House Keeping. It is the responsibility of all guests to ensure that the fabric, furniture and fixtures are kept in good and clean order for the duration of the hire, allowing for fair wear and tear. Upon departure guests are expected to leave the accommodation in a clean and tidy condition. Accidental damage losses or breakages are to be reported as soon as possible to the owners.

7. Pets. Pets and animals are not permitted.

8. Smoking. Smoking is not permitted inside of the properties.

9. Services. The owners cannot be held responsible for services, including gas, electricity, television signal, WiFi connectivity etc. being disrupted due to circumstances beyond their control.

10. Complaints. Our aim is to ensure that you have an enjoyable holiday in clean and comfortable surroundings. If you have cause for complaint, which requires immediate attention, you should contact the owners who will do everything possible to remedy your complaint.
